A low-rise mixed-use strip concept built for an active street frontage, where ground-floor retail and upper-floor residences share the same address without competing for attention. White-and-grey facade panels are broken by rust-orange accent bands, giving the elevation warmth without overwhelming the branded shopfronts at street level — visible signage spaces are built into the design language from the outset, anticipating real retail tenants rather than treating the ground floor as an afterthought. A continuous horizontal planter ledge runs between the retail and residential floors, softening the transition and giving the street a layer of greenery at eye level. Compact in height but generous in street presence, the scheme suits a high-footfall commercial corridor where residences above benefit from the activity below rather than being isolated from it. The brief asked for a flexible low-rise mixed-use block that could anchor a commercial street while still offering quality residential floors above.

Design Language: Low-Rise Mixed-Use Street Architecture, with rust-orange accent banding, continuous planter ledges, and signage-ready ground-floor retail frontage.

Material Palette:

  • White and grey-toned exterior stucco/precast panelling
  • Rust-orange accent bands at floor transitions
  • Continuous horizontal planter ledges between retail and residential floors
  • Glazed shopfronts with dedicated signage zones
  • Glass balustrades at residential balconies above
  • Paved street frontage with roadside parking bays
